King Charles’ land was purchased by Raheem Sterling for £2.3 million, and MailOnline can confirm that he is currently constructing a lavish residence worth £7 million on the area.
The popular 3.5-acre Berkshire site, held by the Crown Estate, was quickly acquired by the English celebrity.
Charles will essentially be Sterling’s landlord because the land is owned by the Crown Estate, which is responsible for maintaining the monarch’s “hereditary possessions,” and the football star, who is worth a million dollars, will receive an annual rent payment from Sterling.
After demolishing the previous house and barns on the property, the singer is now actively working on the construction of his new five-bedroom residence.
From above, aerial photos show what looks to be a magnificent pool or water feature developing on a terrace behind the mansion, with steps going to the garden that will eventually be built. For now, though, it looks more like a mud bath.
Surrounded by woodland, Sterling’s beautiful new home is estimated to fetch a value of approximately £7 million when completed. It will feature a large basement with an underground swimming pool and a two-lane bowling alley.
According to land registry data, the England football player obtained the leasehold of the property in May 2021. Prior to completion, Sterling reportedly worked out a £195,000 reduction from the £2.495 million asking price.
Because of the leasehold structure, Sterling will be required to pay the Crown Estate, which owns the land freehold, an annual ground rent. There are still 141 years left on the lease.
Although the amount of ground rent Sterling must pay is unknown, a real estate expert told MailOnline that it is probably a few hundred pounds annually.
According to the expert, it may seem strange for a wealthy somebody like Sterling to purchаse a leasehold property, even if they will never truly own the freehold land.
Although leasehold ownership is more prevalent for apartments, leases can be applied to any kind of property. There are substantial sections of London where leasehold properties predominate.
As the leaseholder, Sterling will still have a number of important privileges. The land will never be entirely his to possess, that’s all.
It goes without saying that he won’t be here when the lease expires in 141 years, but the law says whoever owns it then can extend it. They’ll have the money to purchаse a new lease.
It would be debatable how much that would be. It’s possible that the terms of his current lease include information about how much it will cost to renew while accounting for inflation.
It is believed that a property development firm acted as an intermediary and sold the leasehold to Sterling. The company had previously purchased the leasehold for an estimated £1.85 million in 2015, but had since resold it without any development.
Later in 2015, planning permission was obtained to tear down the old house on the property and replace it with a new construction.
In 2017, the designs for the new home were modified to include a subterranean space featuring a gym, squash court, swimming pool, and ten spaces for underground parking.
After giving one set of designs some thought, Sterling filed an entirely different set of drawings for the inside in December of last year, which the council bosses approved in July.
The building’s size appears to have been somewhat reduced in the revised plans, which the local council authorized in January, with five bedrooms instead of six.
They provide the house an open-concept kitchen and dining space, a ground floor family area with a drawing room and a study, and a central spiral staircase encircling a lift.
The first floor features four en suite bedrooms, one with a living area and all with dressing areas, under Sterling’s innovative design. There is also a smaller terrace.
A spacious master bedroom with an en suite bathroom and a dressing area can be found on the second level. The second story also has a lounge with windows that extend to a terrace.
A crescent-shaped swimming pool, a small sauna, and a steam room are situated above a bar area in the basement.
There’s open-plan seating with a central bar that includes a ‘aquarium’ next to a two-lane bowling alley in what was once a gym and entertainment space.
A “hydraulic car lift display” and a movie theater are also there, and it seems that the latter is meant to allow guests to examine one of his prize motors.
Additionally, a separate garage building with living quarters above that might be used for staff quarters is still included in the house plans.
Photographs depict teams of builders continue at work on the new property, complete with seven mobile buildings and a number of construction vehicles such as a huge crane, a digger, and two dumper trucks.
There are steps that appear to lead to a sunken garden space that might be large enough to accommodate a small football field.
However, because no landscaping has been done as of yet, the house’s grounds currently resemble a marshy wasteland.
Sterling, who has been a member of the national England team since 2012, is said to presently reside in a £6 million gated property in Leatherhead, Surrey, with his 27-year-old fiancée Paige Milian and their two sons. In addition, he has a daughter from a past union.
After his Surrey home was broken into at the World Cup in Qatar the previous year, he decided to go back and console his family before re-joining the England team.
The football player and his partner Paige have experience investing in real estate; together, they run Milian Property Group Ltd., a development company.
